# Sublease in the University Halls

## Sublease, what is that?

Are you doing an internship outside Ghent or going on an exchange program abroad for a few months, within your UGent curriculum, and will you not be needing your room for a while?\
Did you know that in that case you can sublet your room to someone else?

> **Subletting offers you many advantages!**

- You don't have to give up your room (in case you wish to return after your internship/program)
- You can help another student who is looking for a room for a short period

If you want to sublet your room or studio, you conclude a sublease agreement with a subtenant to which Ghent University is not a party. \
You, the main tenant, must impose the same obligations as valid under your rental agreement, including [these regulations](https://www.ugent.be/en/facilities/housing/internalrules), on the subtenant and you may not ask for a higher rent than the rent you pay yourself (no profit). \

You, as the main tenant, remain liable towards UGent with regard to the contractual rental obligations, including compliance with [these regulations](https://www.ugent.be/en/facilities/housing/internalrules), which does not alter the fact that UGent can take (disciplinary) measures with regard to the subtenant if he/she commits violations of these regulations, disrupts the order and/or commit disciplinary offences.\

## Is it possible to sublet my room?

If you participate in a study exchange program or have to complete an internship, you have the right to sublet your room. You do not need the written permission of the landlord for this, but you have to inform them in all situations. \
The landlord can only object if he has a valid reason, e.g. the subtenant is not a student or had rental arrears.\

## Who can sublet my room or studio?

The subtenant must have an approved registration as a student at Ghent University.

**The subtenant is registered with a diploma or credit contract or is registered as (an incoming exchange) student.** Foreign students are therefore also eligible.

## Will I quickly find a candidate subtenant?

Absolutely. At the moment there are still many students looking for a room. Especially incoming exchange students and students with an internship, who will only be in Ghent for one semester, are still looking for accommodation.\

## What else do I have to take into account?

Mail the address, the contact details of the subletter and a copy of the sublease to the [Housing Office](mailto:accommodatie@ugent.be), before the start of the agreement.  \

It is recommended to use the available [Dutch](https://www.ugent.be/student/nl/studentenleven/huisvesting/onderverhuurovereenkomst) or [English model](https://www.ugent.be/en/facilities/housing/subleaseagreement) contract, provided by Ghent University. \

Think of a deposit (max. two months' rent) and a detailed inventory upon arrival and departure of the subletter. You can use our [inventory form](https://www.ugent.be/en/facilities/housing/halls/residences/overview.htm)as a modelbasis. You must hand over your key and tag to the subletter yourself.
