Eindhoven commits to 5.400 student residences

TU/e, the municipality of Eindhoven, Fontys University of Applied Sciences, Woonbedrijf/Vestide and the Student Housing Foundation (SSH) will join forces to realize the construction of student housing in the coming years. 5.400 new social student homes will be build over the next eight years.

To formalize their collaboration, the partners signed a Letter of Intent today. By doing so, the Student Housing Foundation (SSH), a student housing provider active in several Dutch cities, has affirmed its intention to contribute to Eindhoven’s student housing development.

With this, Eindhoven is betting on one of the largest expansions of student housing in the Netherlands. This is desperately needed, because Eindhoven is facing a growing shortage of student housing. Through this collaboration, the partners will reduce the current housing shortage and at the same time contribute to the growth ambitions of the region. With the signing of the Partnership Agreement, the Student Housing Foundation (SSH) also announces its intention to work in Eindhoven. SSH is one of the largest student corporations in the Netherlands.

Patrick Groothuis, vice-president of the Executive Board of TU/e: "This is a real game changer for Eindhoven and the Brainport region. We are committed to one of the largest expansions of student housing in the Netherlands. It is unique that a municipality, two educational institutions and specialised student housing providers are working together on this scale and are jointly committed to this task. Good housing is essential to attract and retain talent and thus strengthen the future economic strength of Brainport. It is also great that TU/e and SSH share the same vision on student housing, with a lot of attention for group housing, the well-being of students and affordable rent."

Student housing providers

To make the realization of the necessary student housing possible, housing corporations (socially accepted parties) are needed that specialize in the development and management of social student units.

The Student Housing Foundation (SSH) is a suitable partner for this. This housing corporation rents out more than 19.000 student rooms in Utrecht, Rotterdam, Tilburg, Zwolle, Amersfoort, Groningen. The intention is to build up a portfolio of approximately 2.000 student units in Eindhoven in a short period of time. The SSH wants to continue to grow in Eindhoven, if possible. Woonbedrijf/Vestide also continues to invest, with the ambition to realize approximately 1.200 student units by 2040.

Developments at fifteen locations

Together, we looked at locations in the city where student housing is possible and desirable. Now, work is being done on about fifteen projects spread across Eindhoven. A number of these are already known, such as the development on Dorgelolaan (approximately 1.000 student units), the former VGZ building near the station (approximately 130), TU/e Hondsheuvel (at least 750), the Fontys campus Rachelsmolen (approximately 350), the Máxima site (approximately 500), Section C (250-400) and De Caai (approximately 250). For other locations, steps are currently being taken with landowners and local residents before they are publicly announced.

Realisation power through the Beethoven programme and successful collaboration

To ensure financially viable business cases, resources from the Beethoven programme and other funding streams will be utilised. These can help accelerate project start‑up and implementation. In addition, the partners are establishing a strong joint governance structure to monitor progress and quickly address any bottlenecks. A management team with management members from the municipality of Eindhoven, TU/e, Fontys, SSH and Woonbedrijf/Vestide, together with the student housing directors of the parties involved, steers decision-making and cooperation.

The municipality of Eindhoven supports the plans by designating areas for student housing, speeding up procedures where possible and removing obstacles. In this context, a student housing director has been appointed to drive projects and achieve breakthroughs where possible.

TU/e and Fontys are both realizing additional student housing on their campuses. In addition, the educational institutions, including MBO, provide forecasts of student numbers, think along about housing concepts and contribute to community building in new student complexes.
